All types of construction require written notification to the Vista del Lido Board of Directors. Plans must be submitted to the Board of Directors for formal written approval PRIOR to submission to the City of Newport Beach.

Notification to the owner as to approval or disapproval of plans will be made within thirty (30) days or less by the Board. Failure to act by the Board of Directors in thirty (30) days will be deemed disapproval.

Homeowners shall require any person performing work within the building to be a licensed contractor if the work has a value in excess of $500.00 and the nature of the work is within the definition of work requiring a state contractor's license as set forth in the California Business Professions Code. All contractors performing work within the building shall be bonded and insured for both Workers Compensation and General Liability Insurance.
A COPY OF THE CONTRACTORS LICENSE AND CERTIFICATE OF INSURANCE SHALL BE PRESENTED WITH PLANS FOR APPROVAL.

OWNER IS REQUIRED TO SET UP A MEETING with the BUILDING SUPERINTENDENT and GENERAL CONTRACTOR to discuss construction and/or remodeling plans.

A Damage Liability Deposit of 2.5% of the Projected Construction Cost, but never less than $3,000, will be required before work is allowed in the unit. Deposit will be payable to Vista del Lido Condominium Association and collected by the Building Superintendent. The Building Superintendent will submit the deposit to Vista del Lido's bookkeeper who will place said deposit in an account. Once work has been completed and should no damage occur, the deposit will be refunded. Should damage exceed the amount deposited, a special assessment for the additional amount will be collected from the owner.

Owner must provide Building Superintendent with a copy of approved city building permits along with an estimated time schedule for completion.

A Notice of Construction Rules and Regulations supplied by the Building Superintendent shall be posted by the owner or contractor in the unit during construction. Workers are required to abide by all the Rules. Owners shall be responsible for the adherence by their workers to said Rules, which are also publicly available at www.vistadellido.com.

Parking - Contractors MUST coordinate parking with the Building Superintendent.

Note: It is most efficient if workers are self-reliant with their own carts and plan for clean-up of paint brushes, tools, etc. away from the Vista del Lido building.

Debris/Trash – Contractors Will Obtain Their Own Dumpsters. Placement of the dumpster is to be coordinated with the Building Superintendent. All construction waste material, boxes, carpet scraps, etc. must be removed to the dumpster. The hallway trash chutes may not be used for any type of construction debris.

Construction and Work Hours are 8:00 AM to 5:00 PM, Monday through Friday. Work is NOT permitted on Sunday. Saturday work hours are subject to approval of the Building Superintendent or the Board of Directors.

Stay Out of the Lobby! Workers shall enter and exit through the garage or stairwells.
|
13. |
Garage & Patio Drains – No construction waste or hazardous waste is allowed down garage or patio drains. These drains empty into the bay and governmental agencies and/or Vista del Lido will impose stiff penalties and fines should a spillage, however small, occur.

ELEVATORS ARE TO BE PADDED AT ALL TIMES during construction hours. Pads are stored in the hallway electrical/phone closet on the second floor .

Protective Carpet Runners must be used to protect hallway carpeting. Runner material must be approved (BUT NOT SUPPLIED) by the Building Superintendent.

Delivery of Construction Materials, large or small, shall be delivered through the garage entrance or carried up fire stairwells. Absolutely no deliveries of materials are permitted through the lobby. Elevators will not be used for weeks/months ongoing; use of the stairwell is preferred.

Shopping Carts - DO NOT USE Vista del Lido's GRAY METAL SHOPPING CARTS or DOCK CARTS at ANY TIME. Construction workers may use the Blue Plastic Shopping Carts stored in the garage trash room; however, it is best to inform workers to bring their own carts.

No Work or Storage of Materials in Hallways, Stairwells, Garage, Laundry Room or other Common Area of the building is allowed. The Building Superintendent may approve limited construction activity in designated garage areas if suitable room is available.

Work requiring water shut-off must be scheduled with the Building Superintendent forty-eight (48) hours prior to shut-off, except in emergencies.

20. |
If appliances are installed, they must be UL approved.
|
21. |
Vista del Lido reserves the right to bar repeat offenders from working within the building.
